 1. Offer is only to customers who do not have a rate lock with Perry Johnson Mortgage Company, Inc. (PJMC) in the sixty (60) days prior to the date of the presented loan estimate from another lender.
 

2. “We’ll match a competitor’s offer, and credit you an extra $100″ refers to our Loan Estimate being at least $100 less in closing costs at the same rate and for the same loan terms, excluding property taxes and insurance (the fees listed in Sec-tions E through H on your Loan Estimate), as the closing costs on the Loan Estimate from the other Lender. For purchase transactions using the seller’s title company, comparisons will also exclude title fees.

3. Second liens, home equity lines of credit, and adjustable rate mortgages are excluded.

4. PJMC may, in its sole discretion, accept LE proxies (e.g., rate sheets from other lenders) provided the rate and terms from the competitive lender are not contingent on any other transaction or relationship. In addition, the LE proxy must contain information sufficient to demonstrate that the offer is intended for the borrower who is applying for a loan with PJMC and contain proof that the borrower’s credit score was verified.

5. The Loan Estimate must be dated within 1 business day from its date of submission to PJMC and may not be from a broker or lender who PJMC provides loan originating and/or brokerage services.

6. Offer is only valid in states where PJMC is currently originating loans. It includes all loan products on single-family resi-dences, condominiums, and PUDs with a loan amount less than or equal to $647,200.

7. Offer is not available for refinances of loans originated by PJMC within 6 months of funding date.

8. To claim offer proceeds borrower must (1) fund their loan with lender that PJMC could not beat by $100 in closing costs using the same LE presented to PJMC to initiate this promotion; and (2) present closing disclosure and final note from funded loan within thirty (30) days of closing.

9. Amounts on the Loan Estimate may still vary within regulatory tolerances from the closing disclosure based on findings in underwriting, and all loans are subject to credit approval.

10. Offer cannot be combined with any other promotion. Offer is invalid if the borrower submits an LE from a lender with a rate that is not publicly available (e.g., requiring a minimum amount of assets under management). Each borrower may only take advantage of this offer once per loan application.

11. PJMC reserves the right to rescind or modify the terms of this offer without prior notice.

WHAT’S THE PRICE GUARANTEE?

We’ll match any valid competitor’s offer, and credit you an extra $100. If we can’t, the $100 is yours to keep.

If you think another lender has a more competitive price, just send us their loan estimate within one business day from the date it was issued. We’ll either do better by at least $100, or send you a $100 check; you win either way.

 

PJMC Promise

Must provide a Loan Estimate from the competing lender for the same loan product and loan terms on the same day.

 PJMC will pay these fees to the extent incurred. If not incurred, you are not entitled to a credit for that amount. If your loan does not include an appraisal, no credit will be given. Rate discount Benefits available for the same or a new property. Rate discount is equal to .25 basis points off the cost of the rate.

The Secure Closing Guarantee is not valid in the event that there is an unforeseen change with the loan that includes, but is not limited to, the appraised value of the property coming in lower than disclosed, undisclosed debt was discovered, a change in income due to the loss of a job or other circumstances etc. This guarantee is not valid if you withdraw your application or request a change to the terms of your loan such as adding an additional borrower, changing the loan type from an adjustable-rate loan to a fixed rate loan etc.

No Fee Refi Later

Perry Johnson Mortgage Company, INC’s No fee Refi Later program (“Offer”) helps eligible borrowers refinance for any reason while saving on refinance costs. If an eligible borrower locks with Perry Johnson Mortgage Company, INC., (PJMC) on a refinance transaction within the Eligible Timeframe (defined below) after the closing of the borrower’s home purchase with PJMC, PJMC will cover the borrower’s refinance fees*.

Eligibility

To be eligible for the Offer you must: 1. Complete a mortgage application with PJMC between 1/23/2022 and 3/31/2023 for a purchase money residential first-lien mortgage that will secure an interest in a primary residence or secondary home; 2. Lock in your interest rate on your refinance transaction with PJMC between 180 days and 24 months from the closing date of your original purchase loan (“Eligible Timeframe”); 3. Offer may only be used on the same subject property as the original purchase loan; 4. Offer only valid on conventional conforming and government loans; 5. Must meet all lender and credit requirements to be eligible for financing.

Limitations and Exclusions

This Offer is a limited program and subject to the following limitations and exclusions: 1. Jumbo, Broker, Non-Agency, HECM and HELOC loans are ineligible; 2. Not applicable to business purpose and investment property financing; 3. Secondary financing, bond financing, and down payment assistance grants or loans are excluded from this Offer; 4. Failure to meet all of the eligibility requirements identified above renders the loan ineligible; 5. If the application or any supporting documentation or information you provide contains fraudulent or misleading information or representations this Offer is revoked and additional ramifications may apply. 6. Cannot be redeemed for cash or credit and is nontransferable; 7. Cannot be retroactively applied to any loans; 8. Offer may be used only one (1) time per applicable subject property and may not be used or combined with any other discounts, promotions, or interest-only/temporary-buydown and second-lien products. 9. This Offer does not make any guarantees as to future rate availability as rates are subject to market availability. Refinance rates may not be lower than the original purchase loan during the Eligible Timeframe.

*PJMC will cover the following refinance fees as a lender paid credit at closing under this Offer: first appraisal fee, application fee, and lender/commitment fee as applicable.
